If you have quality animals there you might be able to get as high as $20,000.00 thats correct you herd it. I know 10,000.00 could be fairly easy and all you have to do is find the right group of men with money and your property is spoken for and the average working man losses out.

Big bucks talk anymore, I wish they didn't but they sure seem to now a days more than ever.
 
JR I know of a property thats large in Hunterton now thats 20,000.00 and the owner wants more. Several for 10,000.00 all depends what runs your woods in some areas that dictate the price. Will be interesting to see what she sells for to highest bidder.

The best propertys are worth the most money when you have it to spend.
 
Sorry let the truth be told so why hide the real facts? I don't like having to pay high prices that are driven up by demand and thats why we don't have certain propertys. We can't afford them and they aren't within our budget or dues.

If your in the golden belt and this place is that's what the mans property could be worth. Why try to cheat him out of it and cheap him off?

That's were hunters are greedy they want but not step to the plate to pay what its worth. They want it for free and some places you can get it. I'm sure theres a group of business men out there that can handle any price. I know of places they get because of the $$$.
 
cat do you think your helping anyone of us by making those statements sure you can probably get a nice penny for the property but you can also have 30 guys shooting up your property killing everything in sight i say leave it alone and let tim make up his mind maybe just maybe the little guy might win out and might be the right fit for that property or at least thats what i am hoping for
 
pjwoods, i am glad you said something, [up] i have been reading these posts and i feel the same as you. Money sometimes does win out but most of the time the landowner gets the short end of the stick. i have seen clubs take away our properties by doubling what we were paying only to come back to us a year later trying to work something out. remember some people think they own the land when they get permission to hunt...
 
Wow...something new, a bidding war for property[wallmad]...battle of the PMs [hihi].
220 acres, 1/2 fields possible safety zone issues and landowner quirks...$5,000.... tops.
Anything more and you're overpaying...just my opinion.

Its every club for themself if you haven't found that out already after lossing property to the highest bidder another club.

The property owner has the last say in who pays what. By you saying what you did shows the property owner just how serious you are to step up with $$ to lease their property with money and insurance.[hihi][hihi]

Separates who's leasing and who is not. Next you'll say its my fault for educating the property owner[smirk]

Maybe the property owner will thank me because I know I won't get any thank you for being honest[hihi][hihi]

All I'm saying is don't cheat the poor guy if he really don't know what its worth and now they won't be cheated when they realise hey my property is worth this and maybe I can get that?:D

I have had a lot of responce for leasing our 220 acres. Please send me an email with your clubs "resume" Ex. How many in your group, How many years hunting, professional experience (is any in law enforcement, lawyers...) Do you mainly gun, bow or both? Bird hunt? Will you post the property? How do you handle tresspassers? Do you have liabilty insurance? Can we be named as additional insured on your policy? Do you drive deer? Do you have any references? What is the name of you club? Do you have any other properties?

Please answer all of the questions in your email so I can present you clubs info to my partners so that we can make a decision.



I know this seems like a lot but I hope you can understand where we are coming from. We do not want ANY problems and would like to find a group that can stay with us for a while. It is very expesive to hold onto this property and we are looking to cover our expenses.



I posted an aireial photo of the property so you should have a good idea what the property is like. Please let know what the most you are willing to pay for an annual lease. We are looking to get the best price we can with the best group. I have allready had a few groups offer over $9,000.



Please get back to me soon. I will be making a decision in the next week.
