before I post my joke, are you saying you're looking for $250/mo per hunter?
 
I would guess the lease would be $3,000/year, being $250 each hunter for the year, or the lease would be $250/month divided by 12 hunters....either way, a total of $3,000 year. If this is the case, I am interested pending seeing the property.
On the other hand, if this is a lease to own property and it is indeed $250/month per hunter, how much of that annual $36,000 goes toward a down payment for purchase and what is the purchase/asking price? What are the taxes and zoning?

If its a lease to own, 36K per year might not be too bad. What does an acre of land that can be developed go for in this area? 20K? 30K?

I just cant envision getting 12 guys to agree on the terms of ownership. Talk about fights/lawsuits waiting to happen.

Question for guys that think the price ($36,000) is high.
How much do you think a 175 Acre farm in NJ would cost to buy?
175 acre @ $15,000( or more) per acre = $2,625,000. What do you think a Mortgage would be on 2.6 Million?

30 Year Mortgage @ 5% Rate on $2,650,000 = $14,225 per month. $170,700 per year.

As long as we can find like minded sportman, I am interested. We need to first find the purchase price and terms of lease/purchase.
Regardless of cost, I think that finding the right group of players will not only be the key but also the most difficult task.
 
I talked to Ed last year on this property. It is a great looking piece of property. The glich on what the property is worth lies in the fact you can only have one dwelling and only barns or sheds that would fit in with farming, its in the deed that way. I would still be interested if it came up with the right people.
