i hunt a 40 acre piece of property in budd lake that is surrounded by corn fields and another hunt club. any tips besides letting them grow i know its the best but with all the other hunters and no point restrictions its hard.
is it possible to grow big deer on small properties in new jersey

Yes you can! Leave part of your 40acres as a "Sanctuary" it won't stop them from traveling off to surrounding properties but it'll give em a place to go when the pressure is on. Then only hunt that part when the does hunker down,the bucks will look for them their during mid-day

It's definately possible. Dedicate at least 1/2 the property to a sanctuary and don't go in there from July until the season is over and don't go in there to hunt it no matter how tempting it may be.
In the off season you need to modify the habitat by hinge cutting, creating cover and improving the sanctuary to make it a preferred bedding area and safe haven.

if you have a good food source and a sanctuary, you will have all the big bucks as soon as the other properties get pressured.

If so, like others have said, you can create a sanctuary and then STAY OUT of it.
Unfortunately with sanctuaries, people can not resist the temptation to hunt them, which ruins them as sanctuaries.
Also, no high impact hunting methods. Limit the number of guys hunting, the number of days that you hunt it, and NO DEER DRIVES. If possible, only bow hunt there and leave the property safe and quiet when all the crazies are running around (gun season). [hihi]

most of us do only bow hunt and the older guys only go out two or three days a season and have been using the same stands for twenty years. the surrounding property is hunted by rod and gun hunt club i dont what kind of deer management they use.
Sounds like there are two many people hunting between your property and the neighbors to get a quality program working. Hunting clubs you will always have the seek and destroy douchebags. And all it takes is one. Not to say you can't tag big bucks anywhere, but in terms of increasing the amount and potential its tough

The neighboring slobs may actually help your situation. I've seen that happen firsthand.
Once they start fouling their place up before the season even starts, the big boys will be gone.
The biggest threat to keeping the deer on your piece is you and your hunters. It takes a lot of discipline to do it right.

They are (currently) a bucks-only club which is why your deer herd is mostly does. I live about 1 1/2 miles away and your name gave you away (Vasa Park)
While I don't hunt there, I do electro fish the river behind your property with the Division of F&W often and I see lots of stands and blinds set up over bait.
I'm also heavily involved in the preservation coalition efforts for all that land around you (Mount Olive Complex) and our plans are to force the current gun club to take does and not just bucks or they will lose their lease. That will help you in the long run, but hasn't been implemented yet.

yea i have heard that they only shoot bucks but i dont know anyone that is a part of the club to confirm it but to mandate that they shoot does would def help the heard not just bucks carry the good buck genes does contribute as well.
