I just spoke with the owner Paul. He said it is near the state fair grounds. He is preparing a packet with all the details and will be mailing it to me in the next couple of days. On April 2nd they will be giving a tour of the property showing the boundries, Safty zones ect ect...He said the property is half farm and half woods. Corn and alfalfa fields. He had some trouble with the last club not following the rules. He didn't go into specifics but they had some problems with some of the new members who didn't know the rules! When I find out more I will keep you posted!

I don't think he's going to name a price. He's going to show the place to as many clubs as possible and let them try to out bid each other. You will need insurance also. When I get the packet I will post the info here and see what you guy's want to do. I might be interested depending on the land and the rules....

Re: Bidding

Basically, you need to get together 6 committed guys/gals before you bid. On eBay you get to see what the highest bid is... I wonder if this guy is gonna let everyone know what the current high bid is?

Also, does the winner have to "win" every year?

NO! He isn't looking for more money as much as he is looking for reliable people! I asked him about re-bidding each year and thats not what he wants. I bet if we approach him with what he needs as far as insurance and a fair lease price he wouldn't even have a bid if he felt comfortable about the people! Thats the impression he gave me! He seemed more interested in getting safe responsible people that know how to respect and follow the rules...

If some idiot club that he feels is not going to respect his property makes a super high bid he isn't going to give it to them! His big issue wasn't money with the old club. It was new members of the club not being on the same page and breaking the rules. Bad communication between club members and between the club and him.

After I/we see the property, If it is something you guy's really want to do I bet I can get us in there without a bidding war! Knowing that it is an active farm I would have to think he is all over treaspassers. Like I said I don't know whats involved until I get the packet but we will see.

Just talked to my mom... I do know the owner. I'll give him a shout tonight. Jim, I'm trying to figure out how to send a PM to give you my cell number so I can talk to you about it too. If you don't get one from me, try to send me one.
