    An inexperienced GC can lose the tradesmen money, by failing to make decisions or supply material in timely fashion, and by poor coordination. Experience is key to successfully completing the project within budget. The longer the job takes, the more it costs.

    Nothing like paying a "GC" who doesn't lift a finger a 30% minimum markup on everyone's bid for doing the same thing you can. It's not as big a deal as everyone makes it out to be. Get all your trade owners together for a meeting, give them your specific requirements, tell them to abide by code for everything else, and discuss who needs what done when so everything flows properly. Have each owner sign off on a project plan. Communication is everything.

    I appreciate all the advice and warnings guys, and thank you Tcook for the contact. I'm pretty new to it, but my father certainly isn't and will be with me along the way. I think the risk far outweighs the reward, I certainly dont intend to shy away from it. Any and all architect contacts are deeply appreciated!

    0ne thing to do after you get your building prints is double and triple check them because architects whose general prints and after contractor we bid to those prints and hit u hard on extras not on the print
