NJ Hunter / New Jersey Hunting / Hunting Clubs & Land Leases / 220 Acres for lease in Upper Freehold Twp

Does this mean he has to respond if he just don't want to be aggravated? Maybe its rented and don't see as he needs to give an account what going on? Maybe he went on vacation? Maybe he realizes theres not enough $$$$$$$$$$ with who's interested to respond and give an answer.

One thing is possible others may be treated differently because of what some have said and how they have acted and although that would be unfair it might be a reason that could be thought to be treason.

he said and i quote  I would like to know what clubs would be willing to pay  he new  exatlly what he wanted and he wanted X amount of dollars for the land and YES Maybe he realizes no one on this site will give him that he was trying to get a biding war going Between clubs

A little common courtesy would go a long way.  Personally I would respond to all who inquired.  You can't go on a hunting website, float a 220acre piece of property without getting hammered with inquires.  This is regardless of if he leased it or not or whether the results met his expectations.  That's besides the point.

Personally I sensed right from his initial post that he wanted to gauge the value of the lease and wasn't interested in leasing to the NJH community.  It was like he had someone already interested and he wanted to know if the offer was in line with the current market value.

So boohoo he played some of them on here. he did find out some very valuable info though with sho's who though and who is will to step to the plate with $$$$$$$$$$ to get what they want.

Personally there wouldn't be any offer on any plate for me unless i looked at the property to see what potential it had along with what the area dictated with the surrounding propertys either from a road drive by survey. The actual property would would have had to been looked at to talk business and value not words on the internet or PM's.

He knows what he did and what he's doing and used the site accordingly and are any of you hunting it.

NOPE IT DON'T APPEAR THAT WAY NOW DOES IT. SOME OF YOU DO YOU REALLY THINK THAT YOU COULD QUALIFY?

I SAY IF YOU DID YOU MIGHT HAVE MEET HIM THEN.

Talk about him but he has the goods and for whatever reason he's still got the cards too and you aren't getting to see is hand on this one.

Cat, something seems outta whack here.  Tarpontim has created (3) threads and all three he is looking to either sell or lease various pieces of land and nothing has ever come of it.  Ususally when somethings sells the seller let's the potential buyers know that it is no longer available.  Not here.  They just drop off.

I agree with Broadhead...he was fishing for price information...testing the market. For me, it would be foolish to offer anything without first seeing the property.

Did anyone see it to know if it was even good hunting property? That 220 acres could have been worth $5,000.00, or $500.00, you don't know without seeing it.

Both Dsaint004 (Carlos) and myself attempted to contact him several times.  In email and PM correspondence, both Carlos and I advised that we couldn't/wouldn't make an offer on the property until we actually got a chance to walk and see same.  He was short and rude in the limited phone conversations that we both had with him, which is where it ended because I/we will not have any kind of relationship with anyone that acts in such a manner.  Common courtesy and mutual respect would have gone a long way.  Oh, and by the way Cat, if by the phraseology of 'qualify' you are referring to financially able, then yes, we 'qualified'.

If someone would give up the location, I can tell you if its good or not. I've lived, farmed, and hunted all over Upper Freehold.

Bowhunt22 and Myself did all we could, and we have not heard back!  I guess he's keeping the current people on the land who knows.

Scott I'll call you tomorrow, need to touch base with you!

All Who Replied,
This is a real property that I would like to lease. The problem I am running into is I own it with a few other family members and one of them is against hunting. I need to do what is right for the family BUT I feel it is also wrong not to lease it to a quality group of hunters. Beleive me when I tell you I am trying to convince the "family" members that this would be a good thing. I know hunting season is fast approaching and I will try and resolve this asap. I will post again if I am successful. This is not a line of BS.

Omegaman,
Thanks for your comments. I really appreciate it.
I do intend to get it leased this year and whoever gets it will extemely happy with the quality of the hunting. It is not all about the money. Like I said earlier I want a good group that we can trust and respect. I just a have a little more work then I thought with my family members. I will win.

I hope everyone else can see what I am up against and don't think I am wasting their time. I also have better things I could be doing.

Tim,

I'm glad you posted and hope you choose the right group.  We are still interested but time is running, the season is here.

I hope that you keep the first list of possible Clubs that submitted all the information you requested.

You have our number, thanks.

This is a lead not a guarantee to lease. There seems to be some issues with the logistics of working things out with the property owners at this point for the begining season.

Most of you seem so hungry the ink drips from saliva from your fingers.

The man came back to post his possition on the property after being bashed several times and gave his answer to what's going on.

The previous statments that were made about attitude has bearing on the property and what you will or can expect from a property owner.

Make your own decisions but if any of you need property this bad then its already to late for you.

Money talks and BS walks so if your property was really worth it I feel that someone who knows it already would have told you what they would pay and you would have already presented it to your partners and they would examine and say yes or no.

In this world it's dollars and cents when it really comes down to it. Knothing else. If they don't like hunting then thats it theres no hunting and if people sneak in and arn't caught then to bad. If they are caught and it's patrolled it must be a good property and prossecution to follow.

Now buddy do you even want anyone to hunt this property because you hunt it? I don't like propertys there's passes on others can hunt, they never seem to work out for many reasons to numerious to mention here in this post.

I do not wish to hunt at all on the property. If I can finnaly get the partners to agree to the lease it would be 100% the clubs property to hunt and no one else, including me.

As I have told everyone I would work on the family memebers and explain to them how it makes sense to get a responsible hunting group on the property. Well, I did it!

I know the early bow season has just started. We are looking for a small group of hunters (No more then 10, preferably less) that will carry a 2 million dollar insurance policy with us named as "additional insured".

If you are interested please send me a PM asap with your credintials and a little about your group. My family members are hoping for a group of police officers, but you don't have to be if all else sounds good.
We are looking for a minimum of $6000 per hunting season. I am not trying to start a bidding war. As I said earlier I want a small group that will post the property, carry the necessary insurance and not cause any problems.
As I stated in an earlier post, I do hunt, However I want nothing to do with the property because of where I live and "family" matters.
I would like to have this completed by next week.

Called him and advised as to the next step.   I would still need to see the property.  Lets see what happens.  The map looks good but I need to get on the grounds and make a determination, I'll call you back asap Tim.
