I own a 100 plus acre farm in Burlington county N.J.  The back 75 acres are hay fields with wooded areas and streams.  Lots of deer and groundhog, beavers, foxes, turkeys, coyotes etc.  I am considering leasing for hunting.  If interested please email at kenabram@comcast.net.

Not really.  I have owned the land for about 10 years and have let the neighbors hunt for free but it has caused some problems.  They say it is real good deer hunting.  I see deer everyday in my horse paddocks, I think the hunters chase them out of the woods.  There are about 1000 acres of preserved land surrounding my farm.  I don't know if hunters want to lease per year or month or how it works. A couple years back a hunting club offered me $5,000.00 for a year lease.  I would take this offer now.

Is that high, I have no idea.  I thought maybe 10 to 20 hunters split the cost.  I know people hunt the land year round but everyone goes crazy around this time of the year for deer I think.

Eagle dont worry every time someone posts about land on this site theres always a select few that come out of the woodwork to bash and complain about the prices

when i was in my other club we payed as high as $5000 for 75 acres and as low as 2500 for 100 acres depends on the land and other factors,,,,

I also have had land in the past that i didnt pay for, or payed very little and helped on the farm....



without seeing the land its hard to say how much, but i will say that 75 acres is too small for 20 hunters maybe 5-7 tops, figure 10 acres per hunter

i may be willing to pay 20 an acre 7 friends mostly bowhunters no driving...average rate is like 20 to 25 an acre i would have to see it first

It's high because 100 acres is only big enough for a few guys. You can't put 10 to 20 guys on 100 acres...that would be much, much, much more crowded than even the most crowded public land in NJ, and people don't have to pay to hunt land that crowded. In fact, when hunters pay to hunt, they usually do so to escape over-crowded hunting. 10 guys paying to hunt 100 acres would be defeating the whole purpose of paying to hunt in the first place. 

Just my opinion, but I think if you got a bunch of people to go in and split that small of a piece, for that kind of money, you would have ALOT of problems come hunting season with people stepping on each other. Especially since you state that a big part of it is comprised of fields. That makes that 100 acres even smaller.

Sounds like you have a spot big enough for two guys, at $500.00 each. $1000.00 is probably plenty of money for that ground.

he said the back 75 acres are hay fields... you cant quite hunt hay fields, just the field edges.. so you only really have 25 acres "huntable" correct? or is the 75 acres of hay the back property behind yours? because if thats the case, then it sounds like a dynamite spot..

It's all perspective.  That is a LOT cheaper than my bird club is paying per acre for 200 acres. 

That would be a nice piece (at least it sounds like anyway) for 5 guys to stock and hunt birds on.

$1500 a piece would give you a good chunk for the lease and stock a good amount of birds.

Too bad it's not near me, I'd have 5 guys in a heartbeat willing to pay that for just bird hunting.

My farm is right next to Springfield Hunt.  I think they raise and release pheasants for hunting there.  Some of you guys might know this place.  I would say there is 15 acres of woods in the middle of the hay fields and about 200 feet of woods around the hay fields.  There is also about 15 acres of lowlands with two streams that is woodsy/shrubby.  If  anyone tried e-mailing late last night and it didn't go through, try again.  Something was wrong with my service after about 10:00 pm.

You're right. I was thinking about it from a deer or turkey hunting perspective. You could probably get a group of 10 or 15 guys to pick that up for stocking and shooting birds and it would work pretty well.

The farm is in jobstown which is in springfield township.  I would be interested in learning about stocking birds.  I think that is what my neighbor does.  Sometimes I see the pheasants in my paddocks.  Couldn't deer hunters and bird hunters share a place like this.  Don't they have different seasons.

most of the time it is one or the other ,the deer will come around but at night hours ,I was in a bird club and once small game season started the  deer were gone

Would leasing the fields to a farmer conflict with hunter's interests.  From the previous posts, it looks like I will not be able to lease my land to hunters alone to pay my taxes and insurance costs, which is my goal.

No not usually. 

In fact, hunters would be happy to know that the fields will be farmed and planted with good crops for the deer to feed in.  The farmer will be happy to know that the property is hunted and his crop damage will be reduced.

Sounds like a win/win for all involved

most of the time no ,most of the land I leased was from the farmer who leased it from the owner

That is good to know catfish.  I just talked with a farmer about leasing the land at $100/acre/year.  I assumed I could still lease the land to hunters as well but the farmer might be counting on doing that himself.
